The Katamanda villa estate has 24hr, 7 day a week security. Guests of the villa can also enjoy a fitness, tennis court and pool facilities. Only short walk to Katanoi beach and Kata beach; surrounding by many restaurants, cafes, bars, shopping, convenient store, and entertainments. You won’t find a better locations than Katamanda Estate.
The villa is located in luxury estate 24hr security , fallacies with tennis court, fitness and pool. Only within 10 mins walk to beaches, restaurants, cafe, convenient store.
Kindly note that the estate gym will be closed from 11th May to 26th May.
Guests booking the property during these periods are kindly requested to acknowledge and accept these maintenance conditions.
This villa is ideally situated only 5 minutes walk from two of Phuket’s premier white sand beaches, Kata and Kata Noi, and the bustling village style atmosphere of Kata. Apart from great shopping, with everything from boutiques to street-side markets, Kata is recognized as having some of the best restaurants in Phuket. For spectacular sunsets we can recommend one of the hilltop restaurants above Kata.

Dear Guests,
For everyone's comfort and safety, please kindly share these house rules with all members of your group.
1. Registered Guests Only
Only registered guests are allowed to enter The Heights compound and the property.
Passport copies of all guests must be provided before check-in.
2. No Smoking Indoors ?
Smoking is strictly prohibited inside the property.
Smoking is allowed on the balcony or in designated outdoor areas only. Please keep doors and windows closed while smoking.
A THB 10,000 deep-cleaning and deodorising fee applies for each indoor smoking incident.
Any damage to furniture, linens, or other items will be charged separately at the actual repair or replacement cost.
3. No Parties or Loud Music
Large parties, loud music, and any activities that may disturb neighbours are not allowed.
Please respect the peace and privacy of other residents.
4. Swimming Pool Safety
Glassware, including bottles and drinking glasses, is strictly prohibited in the swimming pool.
5. Air Conditioning
Please turn off the air conditioning when leaving the room or property.
Keep all doors and windows closed while the air conditioning is running.
6. Housekeeping
Complimentary cleaning service is provided 3 times per week.
7. Check-in Arrangements
Please inform us of your expected check-in time in advance so we can arrange your arrival.
Kindly note that 24-hour check-in service is not available.

Guests can use whole villa include private swimming pool, balcony and kitchen.
Our Luxe villas team will set up chat group with guests to communicate during stay. We always get back within a few hours during daytime.
After 6pm or evening time, please contact for urgent or emergency cases if they might be any.
We give a privacy to our guests and in the meantime , we are happy to assist if there is any questions.

Tennis Court Closure Notice
Kindly note that the tennis court at Katamanda Estate will be closed from 1–31 March 2027 for glass-floor renovation work.
By booking a property within Katamanda Estate during this period, guests acknowledge and accept that the tennis court will not be available.
Breakfast is included from Now - Oct 26 (Continental or American breakfast)
Cleaning service included 3 times per week
For 28 nights ++ or more Electricity is not included , charge at cost 6 BHT per unit meter usage.
Security deposit of 700 USD or equivalent 25000 THB will be collected on arrival and returned on the check out day at departure time , subject to damage or breakages.
Alternatively, security deposit can also be hold by credit card as an option.
